Allenby Park Improvements: starting mid July

You may recall we posted about a planned redo of Allenby Park some time ago. It looks like shovels in dirt are due to be seen soon at Allenby! Details on the planned changes and improvements may be viewed on the Saanich website here.

Enhancements to the playground includes new play equipment, accessible ramps into the playground, and accessible wood chip safety surfacing. The sport court will have hockey goals and basketball standards at each end. Additonal park improvements include a natural play area, new main pathway, park furniture, bike racks and tree planting.

The construction will involve some machinery and truck movement on Townley Street. We expect any disruptions to be minor and we thank those affected neighbours for their patience and understanding as we work to improve the park for the benefit of our community.

CCA Meet & Greet: What fun!

June 21: public hearing on 1641-1647 McRae Ave. and 3226 Shelbourne St.

Although unable to verify via the District of Saanich web site, the Saanich News web site says the Abstract Developments proposal to redevelop the properties at 1641-1647 McRae Ave. and 3226 Shelbourne St. will be one topic of discussion at a Saanich hosted public hearing on June 21st.

A third public hearing involves a six-storey, mixed-use apartment building proposal from Abstract Developments in the Shelbourne Valley corridor, at 1641-1647 McRae Ave. and 3226 Shelbourne St.

The project, which calls for 87 units at market rate, would require a rezoning from single family dwellings to mixed use. The Shelbourne Valley Action plan calls for buildings up to four storeys in “centres,” and says higher buildings may be considered. Staff are recommending creation of a new C-16 commercial zone that allows for higher density and reduced setbacks.

The units range from studios and one bedrooms to one plus den and two bedrooms. The McRae corner commercial space envisions a cafe or similar retail business.

The plan calls for several parking variances, reducing resident spaces from the required 131 to 70, visitor spaces from the required 27 to zero, commercial spaces from 10 to four and off-street loading zone spaces from one to zero.

The public will have opportunities to speak in person, or online to any of the three proposals. Registration to speak must be done by noon June 21, by emailing council@saanich.ca and listing the meeting date, item and your phone number, or calling 250-475-5501. The meeting gets underway at 5 p.m. at the municipal hall.

CCA in the news

Proposed development within the CCA has received coverage from local news sources. The topic is the 87-unit Abstract Developments proposal for 3226 Shelbourne St. and 1641-1647 McRae Ave, about which we’ve written in the past.

Earlier coverage in advance of the meeting by reporter Don Descoteau on this Black Press Media news site spoke to the issues causing contention for the area residents and Saanich councillors. This article records CCA President Lisa Timmons expressing the concerns and preferences of the CCA residents we’ve surveyed on this issue.

In a subsequent report by Don Descoteau from Saanich News on the proposal, we read that Saanich council has chosen to send this proposal to public hearing. The proposal exceeeds by two stories the current zoning height restriction, includes no “affordable” units, and appears to fall short on delivering amenities to the community for the variances to zoning being requested. Expect a well attended public hearing.

FoBC appeal to SD61: Stop unauthorized land disposal

The Friends of Bowker Creek society has put on record in correspondence to the SD61 trustees the view that the trustees are proceeding to dispose of school property without legal authority to do so. As such, the FoBC have asked the SD61 trustees to halt the process they are pursuing to dispose of the Lansdowne Middle School south campus lands south and west of Bowker Creek.

This is a lengthy letter with several attachments to provide the detail that supports the position of the FoBC. This matter may with us for some time yet.
